Roofscapes, Inc. Warranty Options

Roofscapes, Inc. offers two basic warranty options – the terms of each are well-coordinated with the waterproofing warranty.

Assurance Against Leaks

We can offer our Standard Warranty, which covers the vegetated cover system. The standard warranty is included with all installations and entails no additional cost. As part of this warranty, should leaks occur, we offer to uncover to expose the waterproofing at our cost. In this option, the roofing manufacturer would offer a separate warranty directly to the client, covering the waterproofing.

With participating waterproofing manufacturers, we can offer a Comprehensive Warranty, covering both waterproofing and green roof. To obtain this warranty, the water-tightness survey conducted by the waterproofing applicator must utilize the Electric Leak Detection Method (EFVM). This warranty is not available for waterproofing materials that are not compatible with the EFVM method.

For either type of warranty, we can incorporate a “no-fault” clause that will also cover landscape restoration. With this provision in force, Roofscapes, Inc. will pay to expose the waterproofing as necessary and will also restore any disturbed landscape, without regard to the cause of the problem. However, depending on the complexity of the cover system, this provision may add an additional cost to the warranty.

Conversion of either warranty to a “no dollar limit” warranty will add an additional cost ranging from $0.75/sf - $1.00/sf, depending on cover complexity.

An additional per-square-foot warranty cost will be included for intallations involving a protected membrane waterproofing installation (i.e., IRMA or "upside- down roof").

In all cases, if a leak should occur, Roofscapes, Inc. will dispatch a contractor to help locate the problem and expose the defective waterproofing.

Assurance of a Living, Vibrant Green Roof

In addition to this General Warranty, all Roofmeadow® green roof assemblies are covered by a separate two-year Workmanship Warranty. The Workmanship Warranty guarantees two years of maintenance and a minimum plant plug survivability rate of 80% (of the initial installation density) after that two year period. If less than 80% of the green roof area is not covered in plants after two years, we will install additional plants on our own dime.
